What is the EPV?
A fast and cost-effective estimated valuation, perfect for lower-value or regional properties, in which we rely on your opinion of value as the basis to perform our calculations.
Why choose the EPV?
- The service is simple to use. All we require from you is a few basic, easily accessible pieces of information. We are usually able to give advice within asking a short number of questions about the property’s location, value and length of the leases.
- It is a fast service, usually with a 24 hour turnaround and cost effective, our prices starting at only £99 plus VAT for one flat, with additional flats incurring a further fee.
- You receive an accurate and informative report, indicating what each flat can reasonably expect to pay or receive in the circumstances that you had served a Notice of Claim and there had been surveyor to surveyor negotiations in reaching a settlement.
- For an additional £50 plus VAT we will also carry out the statutory valuation to be used as an opening offer in informal negotiations, or should you need to serve a Notice of Claim.
- Having used this effective settlement/offer option, you then have the opportunity to instruct myleasehold to undertake negotiations on your behalf, as we will be familiar with your case from the outset.
- If you have already agreed the premium in principal with your Landlord/Tenant, this is a very cost effective way to quickly check if you’re making the right decision.
- The Estimated Premium Valuation is not a “lease extension calculator” – it is a considered opinion prepared by a Chartered Surveyor experienced in the statutory valuation and negotiation of leasehold extensions.
The service offered does not include providing a ‘market value’. It is for the customer to advise us of the value of the property if held on a long-lease basis).
