Once a decision has been made to proceed with an extension / purchase, our costs for concluding a negotiation on behalf of the Lessee or the Landlord should be between £600-£900 plus VAT, which is based on time-based costs of £210 per hour plus VAT. In the case of lessees wishing to purchase the freehold, our costs will have reference to the number of flats in the building, the complexity of the issues and the time spent.

A hearing at the Leasehold Valuations Tribunal (or LVT) usually will take from 6-12 months from the date of the tenant serving his notice. Our charges throughout, including preparing a proof of evidence for an LVT, or attending an LVT including waiting time, will be time based at a rate of £210 per hour plus VAT - and we can indicate a budget figure prior to commencement.

What Third Party Costs are involved?

Once the Lessee(s) serve the initial notice of claim on the Landlord of their desire to purchase or extend (and following our own valuation process), the lessee(s) is committed to pay certain of the landlord’s solicitor and valuer costs (which must be fair and reasonable). In the event of a dispute being referred to the LVT usually on the question of price, all parties bear their own costs, which should direct the parties to be reasonable in their expectations.
