Leases are a wasting asset, which means that the value for a leasehold property is highly dependent on the length of the lease. MyLeasehold can help buyers or sellers by estimating a figure for the value of the lease extension in a quick professional service.

A 24-hour turnaround service for estate agents, buyers and sellers of UK leasehold property from £99 plus VAT.

In certain cases a single figure valuation and report is all that is required.

Myleasehold will also undertake a Land Registry search to verify the actual lease terms and ground rents payable.*

*MyLeasehold cannot accept responsibility for the accuracy of Land Registry Records. Please refer to the EP Terms & Conditions.

Leasehold Problems and Issues

Some background on leasehold issues
The implications of buying a property with a shorter lease are often neglected as part of the buying or selling process. Buyers and sellers all too often discover that there are extra costs or complications involved after they have already paid solicitors’, surveyors’ and mortgage fees.

Marriage Value is equally divided between the Landlord and Tenant when leases have less than 80 years remaining, so without a working knowledge of the legislation the calculations are complicated to follow.

Lease terms should be clarified with a Land Registry search or a visual review of the lease to establish certainty. Home Information Packs (“HIPs”) contain a Land Registry search and should be inspected where available.

How to get an estimate?

The service is very simple to use.
