On many occasions there is no ‘real’ benefit, certainly in the preliminary stages, in there being an attended site valuation. In reality the actual capital values applied (allowing for a margin of error), within the valuation, be they above or below the market value, will not in itself be significant in the final valuation.
From experience, most property owners know the value of their property. We do not think there is any benefit in them paying for information that is already known. Of course when we rely on values for the purpose of the valuation they need to be realistic or based on a recent estate agent’s valuation. On the valuation service required, we advise clients on a case by case.
Capital values for the desktop are in part reliant upon discussion with the client. Values as advised are adjusted to reflect the basis of the valuation to be undertaken. Dialogue with the freeholder or leaseholder regarding the property can greatly assist in producing very accurate results. If myleasehold considers an inspection advisable, we will outline why and proceed accordingly.
We also research using a large database of resources and our experience of the market place.

Whilst myleasehold provides the, how much will it cost or how much is it worth advice, we are aware that our clients are taking on a process that is best tackled with a basic understanding of the process itself. During the negotiation stage our clients need to give instructions, even with the support and recommendations from myleasehold, an understanding of the issues at hand is important.
One misunderstanding is the Leasehold Valuations Tribunal's (or LVT's) roll in the process. We describe them as the back stop, the final resort when all else has failed. They are not the first port of call regardless of the personal issues that exist between the parties. We always are objective and impartial in our advice. The decision itself, to take a case to the LVT, should only be made after the issues themselves are given very critical scrutiny. Sometimes the relationship between a landlord and his tenants is less than cordial. This is not reason enough to seek a determination from the LVT merely on poor historical relationships. It may end up being the only way to conclude the matter, but only after trying to reach settlement by negotiation. This is where objective third party advice can invaluable to the parties.
In all cases we will review the lease(s) and other related documentation. The inspection and measurement of the property will be dependant on the valuation service requested.
In either event we will create a valuation providing you with a best case worst case scenario of the monies that may be payable or received. We present this to you (leaseholders) as a suggested offer price, settlement price and Landlord’s ‘probable’ valuation stance.
There are occasions when Leaseholders have already been quoted terms or Landlords seek advice having been approached formally or informally on the matter of lease extensions or collective enfranchisement. Our valuations and reports will be presented slightly differently, but deal with the key issue under consideration, ‘how much is it worth’.
